Our approach

Starting fresh or handing one over — here’s how it works.

Some owners come to us with an empty property and an idea; others have run their own Airbnb for years and are ready to hand it off. Either way, onboarding typically takes two to four weeks from a signed agreement — a little longer for properties further afield.

Meet & review

We’d love to meet you — ideally at the property, or over a video call if it’s out of range. We walk through it together, talk expectations, and recommend a service with a realistic revenue range.

Set-up or takeover

New property: photography, inventory, smart locks, a guest guide and local cleaning and maintenance partners. Existing listing: we join as co-host on your accounts, keep your reviews and calendar intact, and tighten what needs tightening.

Launch or handover

New listings go live across the major platforms with pricing calibrated to season, demand and local events. Existing ones switch to our pricing and guest messaging without a gap in bookings.

IV

Stewardship

Bookings are managed, guests are hosted, the property is maintained, and you are kept informed — reporting and payouts on a schedule we agree on together.

Which service fits my property?

Essential fits properties with steady, non-tourist demand — business travel, relocations and medium-term stays — where consistency matters more than location. Prestige fits homes with real character that reward upscale hospitality. Prime fits high-demand locations where pricing and fast turnovers drive the result. None is a step above another; they are different strategies, and we recommend one during review.

I already run my own Airbnb. Can you take it on?

Yes — it’s one of the most common ways owners come to us. We co-host your existing listings, so the accounts stay yours and your reviews, ranking and upcoming bookings carry over; then we bring pricing, guest messaging and turnovers up to our standard.

Do you take on every property?

No. Every property is reviewed for location, condition and regulatory viability, and we take on a limited number at a time so each one gets proper attention.

Where do you work?

We’re located in Montréal, and most of our work is here and in the surrounding regions — from the Old Port to Mont-Tremblant. Properties further afield, including vacation homes in other countries, are considered case by case; onboarding takes a little longer while we set up local cleaning and maintenance partners.

Can I still use the property myself?

Yes. Let us know when you plan to stay — we'll block the calendar and prepare the property for your arrival the same way we would for a guest.

How are guests vetted?

Every reservation is screened for verified identity, review history and purpose of stay. House rules are enforced with a signed rental agreement and noise monitoring; parties are declined outright.

What does it cost, and how am I paid?

Rental income has a few moving parts, and we keep them separate:

  • Cleaning — on short stays the guest pays the cleaning fee with their booking, so it doesn’t come out of your revenue.
  • Management fee — one percentage of booking revenue, whichever service fits.
  • Supplies & upkeep — consumables like linens and toiletries, and repairs such as a broken pipe, are the owner’s costs. Anything above an agreed threshold needs your approval first.

Payouts and reporting follow a schedule we set together. Exact figures are discussed once the property has been assessed and approved.
